Time to sell your home?
At Simple Co. we believe properly prepping and marketing your home is key. When you hire us, it goes something like this:
Phase 1: Consult/ Valuation/ Inspections
Our primary goal in this step is to understand your goals and what is most important to you. Then we acquire additional information to help us develop a clear plan to achieve your goal. After meeting with you and touring your home, we will prepare a home valuation showing what we believe the homes value is now, and if we believe the home could be worth more if repairs or updates were made to the home. Based on your goals, we will help you determine if the return on investment of time and money to make repairs and improvements is worth it to you or if selling the home in its current condition makes more sense. During this phase, we may recommend having some inspections done as well. This will avoid any surprises when a potential buyer has inspections done during the escrow process.
Phase 2: Repair/ Clean/ Stage
Now that we have made a game plan in phase one, we can move forward preparing the home for sale. We will help coordinate any repairs/ updates you would like to have done. Next we send in our team of cleaners to make sure the home looks its best. Finally, our stager brings in furniture to best showcase the key areas of the home. If you are still living in the home, our staging consult will work with you to use your own furniture to "stage" the home to best showcase for photos and showings.
Phase 3: Media/ Market/ Showings
Now that the repairs/ improvements have been completed and the home has been cleaned and staged, its time for the media team to do their thing. Professional photos and video are key in drawing as much attention to the listing as possible. Then we take those photos and videos and create marketing materials. Those materials are used for posts and advertisements on social media, on the MLS, and presented at regional real estate marketing meetings. As buyers see the home marketed we begin scheduling showings.
Phase 4: Offers/ Escrow/ Closing
So we got your home all ready and did a bunch of marketing to attract buyers and have had showings. Now the offers start coming in. Depending on the location/ features of the home and the current state of the market, its likely been anywhere from one week to a few months. Hopefully we have multiple offers to consider and to help us have a good understanding how much the market is telling us the home is worth. If we don't have multiple offers, we want to really consider the number of in person showings and online viewings. Do we feel confident that potential buyers have had an opportunity to see the home? If so, we review any offers we have in detail and discuss the pros and cons of each before deciding to accept one or send counter offers. Once we have negotiated all terms with a buyer and accepted their offer, we head into escrow. Escrow typically lasts 21-45 days. During this time we will need to provide the buyer with seller disclosures where you tell them any material facts you know about the home. We will also use a third party company and a title company to provide the required natural hazard and preliminary title reports. While we are putting all that together, the buyer will be submitting their Ernest Money Deposit to the title company and scheduling any inspections they wish to do. In most cases, if they are taking out a loan for the home the bank will also send an appraiser to ensure they feel confident loaning the buyer the funds to complete the purchase. Once the disclosures have been reviewed, inspections completed, the bank has signed off and any issues found have been resolved, we move forward towards completing the sale and closing escrow. There are many moving pieces that need to be orchestrated by the lender and title company in the final days so to set clear expectations we tell our sellers to prepare for a couple day delay towards the end of escrow. This is very common. Once escrow closes, you will typically receive the proceeds from the sale within one business day.
